Developers in Dallas’ Victory Park have just built four new apartment towers, a movie theater and additional retail.
Now an office tower is also in the works for the district on the northwest corner of downtown.
Developer Hillwood Urban is hunting tenants for a 12-story, 350,000-square-foot office that would be built next door to DART’s Victory Park rail station.
Called 2601 Victory Avenue, the brick and steel building would be across the street from the American Airlines Center arena.
"There is a lot of interest in that building since it sits right next to the DART station," said Mike Berry, president of Hillwood Properties. "We want it to have a cool, techy feel."
The Victory Park office project has been designed with parking in the rear and large floors for businesses that need wide-open workspaces.
"More potential tenants are looking it at because of the tightness of the Uptown market," Berry said.
The planned office project is on part of an 8.4-acre tract that Hillwood owns in Victory Park – the last large development site in the 20-year-old project.
Hillwood has land along Victory Avenue to build up to 2 million square feet of office space.
It’s one of the development sites that’s including in North Texas’ bid to woo Amazon’s new second corporate headquarters.
The Victory Park office project is one of three developments Hillwood Urban is working on in Dallas.
The developer also is pitching plans for a building on Turtle Creek to prospective business tenants.
And Hillwood has teamed up with owners of part of the Dallas Midtown project on LBJ Freeway to plan on office high-rise.
Hillwood Urban is one of the real estate and investment firms owned by Dallas’ Perot family.
